Samuel T. Byrne

Samuel Byrne is a Co-Founding Partner & Co-Chairman of CrossHarbor Capital Partners LLC. With his partners, Mr. Byrne manages all aspects of the firm’s daily operations including its investment committee and institutional fundraising activities. Since founding the firm, he has overseen all aspects of the investment of more than $21 billion in real estate and financial assets across more than 285 transactions. In addition to managing the firm’s primary investment activities, Mr. Byrne is also a Managing General Partner of the MassMutual/Boston Capital Mezzanine Partners Funds which are co-managed by CrossHarbor.

Prior to the firm’s inception, Mr. Byrne worked as a Management Consultant advising and designing strategies for private and institutional clients with complex real estate-related bankruptcy and financing issues. Previously, he worked for Fleet Financial Group through its acquisition from the FDIC of the Bank of New England where he managed a large workout portfolio of complex non-performing real estate loans. An active member of the academic and cultural communities, Mr. Byrne currently serves as Co-Chairman of the Board Trustees of the Peabody Essex Museum and is the past Board President of the Brookwood School. Mr. Byrne holds a B.A. in Economics from Tufts University.

Tony Ahn

Vice President

Tony Ahn is a Vice President at CrossHarbor Capital Partners LLC and is responsible for North American capital fundraising initiatives and investor relations across all institutional investment vehicles based in the firm’s Boston office. Prior to joining CrossHarbor, Mr. Ahn was responsible for client relationship management and capital raising across the PGIM Private Alternatives platform, specifically in real estate, private equity secondaries, and private credit. Previously, Mr. Ahn worked at US Bank and BNP Paribas in interest rate derivative sales and trading, where he was responsible for providing interest rate risk management solutions to corporate and middle market clients, largely focused on real estate, REIT, and gaming verticals.

Mr. Ahn received his bachelor’s degree in Economics and Psychology from Williams College and is a CFA and CAIA Charterholder.

Kristen Bachteler

Assistant Fund Controller

Kristen Bachteler is an Assistant Fund Controller at CrossHarbor Capital Partners LLC and is primarily responsible for the fund-level financial reporting for the firm’s debt funds. Prior to joining CrossHarbor in 2021, Ms. Bachteler was at AEW Capital Management for four years, most recently as a Senior Finance Associate. Ms. Bachteler began her career at Ernst & Young in Boston working in their Commercial Assurance group.  Ms. Bachteler received both her undergraduate and graduate degrees from the University of Notre Dame in Accounting and is a Certified Public Accountant in Massachusetts.

Jack Bennett

Director

Jack Bennett is a Director at CrossHarbor Capital Partners LLC and is responsible for originating, analyzing, and structuring equity and debt investment opportunities for the firm’s various investment funds. Prior to joining CrossHarbor in 2018, Mr. Bennett was an Investment Banking Analyst at DC Advisory in New York City working on a broad range of mergers, acquisitions, and capital raises.

Mr. Bennett received a Bachelor of Science in Commerce from the McIntire School of Commerce at the University of Virginia.

Derek Boroughf

Vice President

Derek Boroughf is a Fund Controller and Vice President at CrossHarbor Capital Partners LLC and is responsible for fund-level financial reporting across several opportunistic and separate account funds. Mr. Boroughf joined the team in 2020 and has over 10 years of experience in real estate finance and accounting. Prior to joining the CrossHarbor team, Derek worked as an Assistant Controller in private equity reporting and fund operations at AEW Capital Management. In that role he oversaw all aspects of fund level financial reporting of several closed-end funds.

Derek began his career with PwC in Boston and is a graduate of the University of Connecticut where he received a bachelor’s and master’s degree in accounting.

Max Bowen

Analyst

Max Bowen is an Analyst at CrossHarbor Capital Partners LLC and is responsible for assisting in the origination and structuring of debt investment opportunities for the firm’s debt funds. Before joining CrossHarbor, Max was an Analyst at Goedecke & Co., LLC, supporting debt and equity placements across all asset classes.

Max received a Bachelor of Science in Management with concentrations in Finance and Entrepreneurship from Boston College, Wallace E. Carroll School of Management, where he was a member of the Men’s Lacrosse team.

David Bucko

Vice President

David Bucko is a Vice President at CrossHarbor Capital Partners LLC and is responsible for originating, analyzing, and structuring equity and debt investment opportunities for the firm’s various investment funds. Prior to joining CrossHarbor, Mr. Bucko worked for Cambridge Capital and Regions Securities, managing all elements of transaction execution. Mr. Bucko focused on originating and executing sell-side transactions, syndicated debt financings, and fixed income offerings for leveraged buyouts, mergers & acquisitions, and refinancings.

Mr. Bucko graduated Summa Cum Laude from Auburn University’s Raymond J. Harbert College of Business with a concentration in Finance.

Alysia Burke

Vice President

Alysia Burke is a Corporate Controller and Vice President at CrossHarbor Capital Partners LLC, responsible for overseeing all aspects of Corporate Accounting. Prior to joining CrossHarbor, Ms. Burke served as Vice President of Accounting at Affiliated Managers Group, Inc. where she led accounting operations for the U.S. wealth and broker-dealer businesses. Ms. Burke began her career at Cowan, Bolduc & Doherty CPA's specializing in corporate audit and tax services.

Ms. Burke is a licensed Certified Public Accountant and holds an MBA from Salem State University as well as a Bachelor's degree in Accounting and Finance from Nichols College.

Devin Caccavaro

Senior Associate

Devin Caccavaro is a Senior Associate at CrossHarbor Capital Partners LLC and is responsible for originating, underwriting, and structuring equity and debt investment opportunities for the firm’s various funds. Prior to joining CrossHarbor, Ms. Caccavaro was an Associate with Wells Fargo Bank working on the Real Estate Banking team in the New York City office. While at Wells Fargo, Devin was responsible for underwriting, structuring, and negotiating commercial real estate loan transactions within the United States. Devin received a B.S. in Political Science from Vanderbilt University.

Sara Jane Cardenas

Vice President

Sara Jane Cardenas is a Vice President at CrossHarbor Capital Partners LLC and is responsible for assisting with the closing, monitoring and asset management of the firm’s debt funds. Prior to joining CrossHarbor, Ms. Cardenas worked at Walker & Dunlop Investment Partners where she was responsible for underwriting, structuring, and closing more than $500 million of senior debt investments secured by all major asset classes nationwide. Ms. Cardenas started her career in US Bank’s Commercial Real Estate Group where she served as the Underwriting Manager, responsible for overseeing $1.5 billion in loan originations along with managing the division’s $4 billion in credit exposure.

Ms. Cardenas is a graduate of the University of Denver where she received a Bachelor of Science in Business Administration with a concentration in Finance.

Cassandra Chancy

Cassandra Chancy is an Administrative Assistant at CrossHarbor Capital Partners LLC. Before joining CrossHarbor, Ms. Chancy spent 10 years working as a House Manager/Executive Assistant. Prior to that, she worked in the Neurology Department at Massachusetts General Hospital as a Unit Coordinator and serves in the United States Army working in Transportation Management.

Ms. Chancy earned her Bachelor of Arts from the University of Massachusetts, Boston where she majored in Communications.

Sara Chereskin

Director

Sara Chereskin is a Director of CrossHarbor Capital Partners LLC responsible for assisting with the closing, administration, monitoring & asset management of the firm's debt funds. Prior to joining CrossHarbor, Ms. Chereskin spent two years as a Director with PGIM Real Estate. Ms. Chereskin was responsible for asset management, operations & leverage deployment for an open-end Core+ debt fund. While also at PGIM, Ms. Chereskin spent five years as a Senior Loan Closer. Ms. Chereskin closed more than $5 billion of commercial real estate loans, which were either held on the company balance sheet or securitized. Before joining PGIM, Ms. Chereskin was an Investment Analyst at CenterPoint Properties, an industrial real estate owner, developer & manager located in Oak Brook, IL. While there, Ms. Chereskin underwrote acquisitions & dispositions for the firm ranging from $25,000 to $300 million.

Ms. Chereskin received a Bachelor of Business Administration in Finance from the University of Iowa and a Master of Arts in Teaching from National-Louis University.

Monica L. Collorone

Executive Assistant

Monica Collorone is an Executive Assistant at CrossHarbor Capital Partners LLC, and she joined the team in 2006.  Ms. Collorone’s responsibilities include supporting the Finance and Accounting team with travel and meeting planning, treasury management as well as Corporate and Fund compliance.

Prior to joining CrossHarbor, Ms. Collorone was employed at Coldwell Banker as a Realtor.  Previous to that, she worked at Meredith & Grew as a Marketing Assistant.  Ms. Collorone received a Bachelor of Arts in Psychology from University of Massachusetts Lowell.

Megan Cronin

Vice President

Megan Cronin is a Vice President at CrossHarbor Capital Partners LLC and is responsible for budgeting, forecasting, portfolio monitoring, and compensation maintenance. Prior to joining CrossHarbor, Ms. Cronin worked at Berkshire Residential Investments as an Assistant Vice President in the Fund Equity Accounting group and oversaw all aspects of property and fund level financial reporting for multifamily portfolios. Prior to this, she spent over 4 years at Bain Capital Real Estate, most recently as a Finance Manager. In that role, she was responsible for overseeing fund and joint venture level financial reporting across various real estate strategies, including forecasting cashflow needs, managing relationships with joint venture partners, and reviewing real estate investment transactions. Ms. Cronin began her career at Ernst & Young within the Assurance practice, primarily focused on Real Estate, Hospitality and Construction engagements.

Ms. Cronin received a Bachelor of Business Administration in Accounting from the University of Massachusetts – Amherst and is a Certified Public Accountant.

Brian Davis

Partner

Brian Davis is a Partner at CrossHarbor Capital Partners LLC and is responsible for originating, underwriting, and structuring equity and debt investment opportunities for the firm’s various funds. Mr. Davis joined as a summer intern in 2016 working in Montana on the firm’s master-planned community in Big Sky. He accepted a permanent position following his graduation from Harvard Business School in 2017.

Before CrossHarbor, Mr. Davis spent five years as a sales manager at EMC. Mr. Davis received a Bachelor of Science Degree in Business from Boston College with a concentration in Finance.

Jacqueline Drevos

Jackie Drevos is a senior member of the Administrative Services team. She joined CrossHarbor Capital Partners LLC in 2017.  Prior to CrossHarbor, Ms. Drevos was employed as Event Coordinator at Putnam Investments.  She also spent 22 years with Fidelity Investments in various positions leading up to a Compliance Specialist role.

George M. Fraser

Director

George Fraser is a Director at CrossHarbor Capital Partners and is responsible for foreign capital raising across all institutional investment vehicles. Prior to his current role, Mr. Fraser spent seven years originating, analyzing, and structuring equity and debt investment opportunities for the firm’s opportunistic funds.

Before joining CrossHarbor in 2017, Mr. Fraser was an Associate with AEW Capital Management in the firm’s Asset Management group with a focus on office, industrial, and multifamily properties having started his career in AEW Europe’s London office focused on core and value-add UK acquisitions and asset management.

Mr. Fraser received both his undergraduate and graduate degrees from the University of St. Andrew in St. Andrews, Scotland in Applied Economics and Finance & Management, respectively. Mr. Fraser is a CFA Charterholder, and as a youth obtained the rank of Eagle Scout with the Boy Scouts of America.

Richard A. Flohr

Partner

Richard Flohr is a Partner of CrossHarbor Capital Partners LLC and Portfolio Manager for the firm's debt strategies. In this role he oversees operations of the funds and serves as a member of the funds' Investment Committee. Prior to joining CrossHarbor, Richard was a Managing Director with the Prudential Mortgage Capital Company where he worked for 28 years. While at Prudential, Richard served as a member of PMCC’s Senior Management Group and as head of the company’s Capital Markets and CMBS programs. In this role, he was responsible for the sale of $2.9 billion of first mortgage CMBS loans across 29 securitizations. He joined Prudential in 1990 and worked in a broad range of roles on the equity, development and debt side of Prudential’s real estate business. Prior to serving as head of Capital Markets at Prudential, Richard was responsible for loan originations for national accounts throughout the central region of the United States. During his tenure, Richard originated $12 billion-plus in loans on all property types. Earlier, he worked in the Capital Markets unit of the Prudential Realty Group and served as Asset/Portfolio Manager for Prudential Realty Trust, a publicly-traded real estate investment trust that was liquidated in 1995. His career includes positions at New York City-based real estate firms RGR Properties and Madison-Newmark Real Estate.

Richard received a Bachelor of Arts degree in Natural Science from the College of Arts and Sciences and a Bachelor of Science degree in Economics from the Wharton School of the University of Pennsylvania. Richard holds the Chartered Financial Analyst® designation

Britt Fuller

Britt Fuller is an Analyst at CrossHarbor Capital Partners LLC responsible for asset management across a diverse portfolio of value-add and opportunistic real estate investments. Prior to joining CrossHarbor, he was an Analyst at Berkadia, supporting multifamily debt and equity placements across the firm’s mortgage banking and investment sales platforms.

Merete Giurlani is a Vice President of Human Resources at CrossHarbor Capital Partners LLC. Prior to joining CrossHarbor, Ms. Giurlani was a Human Resources Manager at Spagnolo Gisness & Associates. In the role, Ms. Giurlani was responsible for attracting and retaining top talent, enhancing the entrepreneurial and friendly culture, managing and supportingemployee engagement, leadership coaching, talent assessment, performance coaching, learning and development, and organizational effectiveness. Ms. Giurlani began her career with Target in 2009 as a Human Resources Manager.

Ms. Giurlani received a Bachelor of Arts in Communications from Boston College and a Master of Science in Human Resources Management from Emmanuel College.

Julietta Gratta

Julietta Gratta is the Vice President of Technology at CrossHarbor Capital Partners LLC and is responsible for all IT and software related initiatives. Prior to joining CrossHarbor, Ms. Gratta was a Senior Business Systems Analyst at Bain Capital. In that role, Ms. Gratta was responsible for software implementation and integrations, data management, report writing, and working with business users to better understand software uses and best practices. Her skills primarily focus on Yardi Voyager and Yardi Elevate, as well as Asset Management and Investment software. Ms. Gratta started her career in Real Estate Investment with TA Realty.

Ms. Gratta received a Bachelor of Arts in Mathematics from College of the Holy Cross.

Harrison Hayes

Harrison Hayes is a Senior Associate at CrossHarbor Capital Partners LLC and is responsible for the asset management of a diverse portfolio of value-add and opportunistic real estate investments. Prior to joining CrossHarbor, Mr. Hayes was an Associate at American Infrastructure Partners, where he specialized in underwriting and portfolio management for a variety of specialty real estate funds.

Mr. Hayes received a B.S. in Finance from Santa Clara University.

Michael Hayden

Michael Hayden is a Fund Accountant at CrossHarbor Capital Partners LLC and is responsible for overseeing and reviewing the property-level accounting and reporting for the firm’s real estate investments across various funds. Prior to joining CrossHarbor, Mr. Hayden worked at New England Development where he serviced all aspects of property and project accounting for commercial real estate properties. Additionally, he worked at The Wilder Companies providing support to asset and property management.

Mr. Hayden is a graduate of Saint Anselm College with a Bachelor of Arts in Finance and Economics and an MBA from Providence College.

Shawn Hurley

Partner

Shawn Hurley is a Partner at CrossHarbor Capital Partners LLC and leads the firm’s Workforce and Affordable Housing investment program. Mr. Hurley is also responsible for originating, analyzing and structuring investment opportunities for the firm’s various investment funds. Prior to joining CrossHarbor, Mr. Hurley served as President of Marcus Partners, shared oversight of all firm activities, and directly managed investment and development efforts in New England and Metro New York. Prior to Marcus Partners, Mr. Hurley was the President and CEO of Skanska USA Commercial Development, Inc. At Skanska, Mr. Hurley was responsible for setting the vision of the firm and managing the investment and development strategy in the U.S. with a focus on the growth and diversity of the portfolio. He was also a member of the senior leadership team for Skanska’s global Commercial Development group. Mr. Hurley has particular expertise in delivering highly innovative and sustainable residential, office, life science and mixed-use projects in markets across the country. Over the course of his 20+ year career, Mr. Hurley has been directly involved with more than $3 billion of commercial real estate. He began his investment and development career with Hines in Los Angeles.

Shawn received a M.S. from the Massachusetts Institute of Technology and a B.A. from Washington University in St. Louis. He is a member of the Advisory Board of the MIT Center for Real Estate, the Advisory Board of ULI Boston/New England, and the Office Development Council of ULI Americas.

Robin M. Ibbetson

Director

Robin Ibbetson is a Director at CrossHarbor Capital Partners LLC and is responsible for originating and structuring debt investment opportunities for the firm’s debt funds. Prior to joining CrossHarbor, Ms. Ibbetson was a Vice President at Amherst Capital Management. In that role, Ms. Ibbetson was responsible for the origination of senior debt across all commercial real estate assets nationwide. Ms. Ibbetson began her career at CapitalSource, the national lending division of Pacific Western Bank. Ms. Ibbetson has broad experience in sourcing and underwriting commercial real estate debt with a focus on interim senior loans backing transitional business plans.

Ms. Ibbetson joined CapitalSource in 2011 following graduation from the University of Southern California. Ms. Ibbetson holds a BS in Policy, Planning and Development with an emphasis on Real Estate Development

Kyle St. Jean

Vice President

Kyle St. Jean is a Vice President at CrossHarbor Capital Partners LLC and is responsible for originating and structuring of debt investment opportunities for the firm’s debt funds. Prior to joining CrossHarbor, Kyle was an Associate at Gilbane Development Company where he was responsible for supporting the firm’s financing and development initiatives across the student housing and market rate apartment platforms. Kyle started his career at Goldman Sachs where he worked as an Investment Banking Analyst on the firm’s Real Estate & Gaming Leveraged Finance team.

Kyle received a Bachelor of Science in Economics from the University of Rhode Island where he was a member of the Men’s Track and Field team.

Christopher Jeffrey

Vice President

Christopher Jeffrey is a Vice President at CrossHarbor Capital Partners LLC and is responsible for supporting the origination, underwriting, and structuring of equity and debt investment opportunities for the firm’s various funds. Prior to joining CrossHarbor in 2020, Christopher worked for Corvias Group, where he provided analytical support on a variety of real estate and infrastructure developments including student housing, single-family rental housing, stormwater infrastructure development, and public-private partnerships. Christopher began his career at Liberty Mutual Group within the Financial Management Development Program.

Christopher received a Bachelor of Science degree in Economics and Finance from Bentley University.

Caroline I. Janson

Director

Caroline Janson is a Director at CrossHarbor Capital Partners LLC responsible for investor relations across all institutional investment vehicles. Prior to joining CrossHarbor in 2017, Ms. Janson spent three years at TA Realty and was responsible for fund accounting and investor reporting for a number of diversified closed-end, value-add real estate funds. Ms. Janson began her career at Deloitte in the audit practice covering mutual fund clients. Ms. Janson received a Bachelor of Science in Accounting with minors in English Literature and Business Law from Bentley University and is a Certified Public Accountant.

Bryce E. Jenkins

Vice President

Bryce Jenkins is a Vice President at CrossHarbor Capital Partners LLC and is responsible for originating and structuring debt investment opportunities for the firm’s debt funds. Prior to joining CrossHarbor, Mr. Jenkins was a Senior Analyst with US Bank’s Commercial Real Estate Group. While with US Bank, Mr. Jenkins was responsible for the due diligence and underwriting of debt investment opportunities including more than $1 billion of real estate loans secured by a broad mix of property types nationwide. Mr. Jenkins also actively managed a specialized loan portfolio encompassing all major asset classes.

Mr. Jenkins is a graduate of Villanova University where he received a Bachelor of Business Administration Degree with a concentration in Finance and Commercial Real Estate.

Keith Kelly

Keith Kelly is an Associate at CrossHarbor Capital Partners LLC responsible for the asset management of a diverse portfolio of value-add and opportunistic real estate investments . Prior to joining asset management, Mr. Kelly was a Senior Portfolio Accountant who focused on the financial reporting for the firm’s real estate investments across various funds. Mr. Kelly previously worked at CohnReznick LLP and Boston Properties where he managed the reporting for investments in the Washington, D.C. MSA.

Mr. Kelly is a graduate of Northeastern University receiving his Bachelor of Science in Business Administration and a Master of Science in Accounting. Mr. Kelly is also a Certified Public Accountant in Massachusetts.

Matthew E. Kidd

Matt Kidd is a Partner of CrossHarbor Capital Partners LLC and is responsible for originating, analyzing, and structuring equity and debt investment opportunities for the firm’s various investment funds.  Prior to joining the firm, Mr. Kidd was employed as Vice President with Rockpoint Land, LLC, the land development affiliate of the Rockpoint Group, LLC, where he participated in analyzing and structuring new acquisitions and assisted in managing the firm’s portfolio.  Previously, Mr. Kidd worked in Wachovia Securities’ Real Estate Investment Banking Group, where he executed a broad range of capital raising and financial advisory transactions.  Mr. Kidd received a B.S. in Commerce from the McIntire School of Commerce at the University of Virginia

Brian Kinsella

Senior Director

Brian Kinsella is a Senior Director at CrossHarbor Capital Partners LLC and is responsible for North American capital fundraising initiatives and investor relations based in the firm’s Boston office. Mr. Kinsella has more than 15 years’ experience and prior to joining CrossHarbor, was responsible for North American fundraising activities and investor relations at CBRE Investment Management. Prior to CBRE Investment Management, Mr. Kinsella was employed by Causeway Capital, in a similar role focused on capital raising and investor relations across both institutional and high net worth channels. Prior to Causeway, Mr. Kinsella was a Manager for Innovest Portfolio Solutions, an investment consultant based in Denver, CO.

Mr. Kinsella received a B.S. in Finance and Marketing from Boston College and a Masters of Business Administration Degree from Leeds School of Business at University of Colorado, Boulder.

Douglas J. Kisielius

Managing Director

Douglas Kisielius is a Managing Director at CrossHarbor Capital Partners LLC and Head of Asset Management. Mr. Kisielius is directly responsible for overseeing all aspects of the investment management process and business plan execution for each asset held within CrossHarbor’s various investment funds.

Mr. Kisielius brings over 20 years of experience acquiring and managing equity, debt, and special situation investments across all asset types and geographies. Mr. Kisielius joined CrossHarbor in 2012 on the acquisition side of the business where he executed in excess of $2.0 billion of new investment transactions for the firm’s value-add opportunistic fund series.

Prior to joining CrossHarbor, Mr. Kisielius was responsible for the execution of investment strategies nationwide within the multifamily direct investment group at AEW Capital Management. Douglas started his career in New York City at George Comfort and Sons, a real estate investment owner and operator, where he supported the origination, underwriting, structuring, negotiation and closing of office and retail investments in partnership with institutional LP’s. He also assisted in capital raising activities and managing the firm’s portfolio.

Mr. Kisielius graduated from Trinity College in Hartford, CT where he earned a dual Bachelor of Arts in Economics and Political Science and was a two-time All-American on the men’s ice hockey team. Mr. Kisielius also holds an MBA from Babson College in Wellesley, MA and is an active member of various real estate organizations, including NAIOP and the Urban Land Institute.

Sara Koenig

Sara Koenig is an Administrative Assistant at CrossHarbor Capital Partners LLC. She supports team members in the Newport Beach office and remotely assists team members in the Boston office. Before joining CrossHarbor, Ms. Koenig spent 12 years at Natures Image, Inc., a native habitat restoration contractor specializing in healing environments, as an Administrative Coordinator and ultimately became their Director of Administration upon the launch of their sister consulting company, HANA Resources, Inc. Prior to that, she worked in the home building industry as an Assistant Project Manager for Richmond American Homes and The Olson Company.

Sara holds a Bachelor of Arts in Music from Loyola Marymount University.

Jack Lawrence

Jack Lawrence is a Senior Associate at CrossHarbor Capital Partners LLC and is responsible for originating, underwriting, and structuring equity and debt investment opportunities for the firm’s various funds. Prior to joining CrossHarbor, Mr. Lawrence worked as an Investment Banking Analyst in the Global Industrials Group at Credit Suisse in the Chicago office.

Susan Leber

Vice President

Susan Leber is a Vice President and Accounting Manager at CrossHarbor Capital Partners LLC, and she joined the team in 2003.  Ms. Leber’s responsibilities include all aspects of Corporate and Fund Accounting, review of property reporting packages, and maintaining monthly loan servicing.  This includes overseeing Accounts Payable, quarterly close process, cash management and investor requests.

Prior to joining CrossHarbor, Ms. Leber was employed at Boston Capital as a Corporate Accountant.  Ms. Leber received a Bachelor of Science in Business Administration with a concentration in Accounting from Fitchburg State University.

Heather MacGregor

Executive Assistant

Heather MacGregor is the Executive Assistant to the Co-Founder and joined the team in 2008.  Her responsibilities include providing executive, administrative, and development support to the Co-Founder and the entire executive team.  She serves as the primary point of contact for internal and external correspondence on all matters pertaining to the Co-Founder, acts as a liaison to the senior management team, organizes and coordinates executive schedules and oversees all travel and special projects.  Prior to CrossHarbor, Ms. MacGregor was employed as an Executive Assistant at Goldman Sachs & Co in the Investment Banking Division in Los Angeles, CA from 1999-2008.  She attended the Boyd School of Business & Travel in Pittsburgh, PA.

Tyler Maloney

Associate

Tyler Maloney is an Associate on the investor relations and capital fundraising team at CrossHarbor Capital Partners LLC focusing on all institutional investment vehicles. Prior to joining CrossHarbor in 2022, Mr. Maloney was an analyst at Compass where he was responsible for managing agent deals in the Boston market and providing consultation to both internal and external agents throughout the residential and commercial real estate process. Mr. Maloney began his career as an investment research analyst at Business Intelligence Advisors.

Mr. Maloney holds a Bachelors of Business Administration degree in Finance from the Isenberg School of Management at the University of Massachusetts Amherst.

Ed Mancilla

Ed Mancilla is a Senior Associate at CrossHarbor Capital Partners LLC focusing on originating, analyzing, and structuring equity and debt investments. Prior to joining CrossHarbor in 2023, he was an Associate at Eastdil Secured and started his career in the Real Estate Banking group at Wells Fargo.

Mr. Mancilla holds an undergraduate degree in Economics from the University of Notre Dame.

John Martin is an Assistant Fund Controller at CrossHarbor Capital Partners LLC and is responsible for reviewing the property-level accounting and reporting for a collection of real estate investments. Prior to joining CrossHarbor in 2020, Mr. Martin was a Senior Accountant with Berkshire Residential Investments. Mr. Martin graduated from State University of New York at Plattsburgh where he earned a Bachelor of Science in Accounting.

Kathryn McDevitt is a member of the finance and accounting team at CrossHarbor Capital Partners LLC and joined the firm in 2016. Kathryn has a Bachelor of Arts degree from Boston College.

Anne Mei

Vice President

Anne Mei is a Vice President at CrossHarbor Capital Partners LLC and focuses primarily on tax planning and compliance. Prior to joining CrossHarbor, Ms. Mei spent over 5 years in the tax practice at Ernst & Young LLP where she worked with real estate and private equity clients. Ms. Mei is a graduate of the University of Massachusetts Amherst where she received a Bachelor of Business Administration in Accounting. She is also a Certified Public Accountant.

Max Moroko

Asset Management Analyst

Max Moroko is an Asset Management Analyst at CrossHarbor Capital Partners, where he supports the management and performance oversight of the firm’s debt investments.  Prior to joining CrossHarbor, Max was a Financial Analyst at Prime Finance, supporting the Special Situations Asset Management team and analyzing asset-level performance and business plan execution across a diversified portfolio.  Max began his career at PKV Investment Management, where he worked in asset management for the firm’s equity funds, responsible for overseeing office and multifamily value-add assets.

Max earned his Bachelor of Arts in Political Science, with a Minor in General Business, from Miami University, concentrating in public administration and finance.

Dan Morgan

Daniel Morgan is an Associate at CrossHarbor Capital Partners LLC, focusing on the asset management of a value-add portfolio and opportunistic commercial real estate investments.

Prior to joining CrossHarbor, Daniel received an M.S. in Real Estate Development from Columbia University. While at Columbia, Daniel was a Graduate Research Assistant within the Graduate School of Architecture, Planning, and Preservation's Housing Lab and held an internship with Douglass Park Asset Management in the acquisitions and asset management groups.

Before his graduate studies, Daniel spent eight years in property management at numerous firms, including Maloney Properties, Inc., Greystar Real Estate Partners, and Equity Residential, managing properties ranging from Class A LEED Gold, mixed-use residential, and affordable senior housing. Daniel holds a B.A. in Psychology and Legal Studies with a minor in Philosophy from the University of Massachusetts Amherst.

Amanda Murphy

Amanda Murphy is a Fund Controller and Vice President at CrossHarbor Capital Partners LLC and is responsible for fund-level financial reporting across several opportunistic and separately managed account funds. Prior to joining the CrossHarbor team in 2016, Ms. Murphy worked as a Senior Accountant in private equity reporting and fund operations at Alcion Ventures. Ms. Murphy began her career with DiCicco, Gulman & Company in Woburn.

Ms. Murphy is a graduate of the University of New Hampshire where she received a Bachelor of Science in Business Administration, Accounting.

Neal R. Opper

Managing Director

Neal Opper has over thirty years of real estate acquisitions, structured finance, and asset management experience.  For the past three years, Mr. Opper has been an operating principal at CrossHarbor Capital Partners LLC where he is responsible for the origination, acquisition, negotiation and closing of value-add mezzanine debt and equity investments on both a direct and joint venture basis in multi-family, office, retail, hotel and industrial properties throughout the U.S.

Prior to joining CrossHarbor, Mr Opper was a Senior Investment Officer at Fidelity Investments where he was responsible for the origination and management of debt and equity investments for the firm’s high-yield commercial real estate funds.  Such value-added investments utilized development, renovation, leasing, management, distressed and capital markets strategies to realize excess returns.

Prior to joining Fidelity, Mr. Opper was Senior Vice President of acquisitions at Boston Capital Corporation.  During his eight years at Boston Capital he was responsible for the origination, structuring, negotiating and closing of both conventional and section 42 apartment properties across the United States.  Prior to that he was Vice President at Liberty Real Estate Group where he was responsible for conventional acquisitions and dispositions throughout the U.S.

Mr. Opper earned his B.A. from the University of Massachusetts at Amherst.  He holds the C.P.M. designation from the Institute of Real Estate Management and is currently a member of the Mortgage Bankers Association and the Institute of Real Estate Management.

Patrick H. O’Sullivan

Managing Partner

Patrick O’Sullivan is a Managing Partner and the Chief Financial Officer of CrossHarbor Capital Partners LLC.  He oversees CrossHarbor’s property and fund accounting, valuation and performance reporting, treasury, investor reporting, tax and compliance matters, as well as managing lender relationships and related financings.  He is also a member of the Investment Committee.

Prior to joining the firm, Mr. O’Sullivan was the Vice President of Finance & Accounting of Heritage Property Investment Trust, Inc., a publicly-traded shopping center REIT.  Previously, he was a Senior Manager with KPMG LLP in Boston.  Mr. O’Sullivan received a bachelor’s degree in Finance and Accounting from Boston College and is a Certified Public Accountant.

Scott Paton

Scott Paton is a Managing Partner and Head of Business Development and Investor Relations of CrossHarbor Capital Partners LLC. Mr. Paton has spent over 25 years as an investment banker and private equity investor raising institutional capital across the capital markets and through mergers and acquisitions. Prior to joining CrossHarbor, Mr. Paton was a Managing Director of Private Equity Coverage at William Blair and other growth focused investment banks. He was also a co-founding partner of CapVest and MezzVest, a London based private equity and mezzanine firm. Mr. Paton began his career in investment banking at Merrill Lynch in New York and London.

Mr. Paton received an A.B. from Harvard College and an MBA from the Fuqua School of Business at Duke University.

Andrew Petkevich

Andrew Petkevich is a Senior Associate at CrossHarbor Capital Partners LLC and is responsible for analyzing and underwriting equity and debt investment opportunities for the firm’s various investment funds. Prior to joining CrossHarbor in the fall of 2019, Andrew graduated from the University of Richmond where he was captain of the Division 1 Men’s Lacrosse Program.

Maureen Pitts

Maureen Pitts is an Executive Assistant at CrossHarbor Capital Partners LLC, and she joined the team in 2011.  Ms. Pitt’s responsibilities include supporting numerous members of the team, organizing and coordinating schedules, travel and meeting planning. Ms. Pitts also oversees the production of marketing materials and other presentations, coordinates the firm’s Annual Investor Meetings, and assists with numerous other projects on an ongoing basis. Prior to joining CrossHarbor, Ms. Pitts worked as an Executive Assistant at Blue Cross Blue Shield. She began her career as an Executive Assistant at AEW Capital Management.

Kerezma Price

Kerezma Price is an Administrative Assistant as CrossHarbor Capital Partners LLC. She supports team members in the Chicago and Boston offices. Before joining CrossHarbor, Ms. Price was the Office Manager at Strategic Leasing Law Group LLP and RTM Engineering Consultants.

Ms. Price earned her Bachelor of Arts from The Ohio State University where she majored in Sociology and Criminology.

Ethan Rice

Director

Ethan Rice is a Director of CrossHabor Capital Partners LLC and is responsible for private capital formation focusing on high-net-worth individuals, family offices, and RIA’s. Prior to joining CrossHarbor, for 8 years Mr. Rice was a Managing Director at Waypoint Residential in Boca Raton, FL focusing on private capital syndication from High-Net-Worth Individuals and Family Offices. Mr. Rice began his career in real estate as a leasing broker at Cushman & Wakefield in Boston. Following Cushman & Wakefield, Mr. Rice was a Vice President at The Staubach Company and JLL in New York City. While at JLL, Mr. Rice focused primarily on Tenant Representation of boutique financial institutions and AmLaw 100 law firms.

Mr. Rice received a BA in History from Trinity College.

David Roellig

Vice President

David Roellig is a Vice President with CrossHarbor Capital Partners LLC and is responsible for sourcing and structuring debt investment opportunities for the firms debt funds. Prior to joining CrossHarbor, Mr. Roellig was an Investment Associate with PGIM Real Estate Finance in their CMBS group. While with PGIM, David underwrote CMBS loan opportunities, managed the joint- venture that funded PGIM Real Estate Finance’s $2.9 billion of CMBS loans, and assisted with fundraising for PGIM’s other debt investment vehicles. Before joining PGIM Real Estate Finance, Mr. Roellig was the lead financial analyst at The Prime Group, a development firm based in Chicago. While with Prime, Mr. Roellig worked on existing and prospective development opportunities for the firm including over $700 million of assets nationwide.

Mr. Roellig received a Bachelor of Arts degree in Economics from the University of Wisconsin-Madison and a Master of Business Administration degree from The University of Chicago Booth School of Business.

Jay Saltmarsh

Jay Saltmarsh is a Vice President at CrossHarbor Capital Partners LLC and is responsible for the asset management of a diverse portfolio of value-add and opportunistic real estate investments. Prior to joining CrossHarbor in 2023, Mr. Saltmarsh was an Associate at Manulife Investment Management, where he provided asset management capabilities for a publicly traded office REIT. Mr. Saltmarsh began his career in accounting and financial reporting at Manulife and managed the financial reporting for several real estate separate accounts.

Mr. Saltmarsh received a B.S. in Business Administration from Boston University with a concentration in Finance and Accounting and a minor in Economics. Mr. Saltmarsh is a Certified Public Accountant and a CFA charterholder.

Thomas W. Stevens

Tom Stevens is a Partner and Portfolio Manager at CrossHarbor Capital Partners LLC, where he leads the Value-Add and Opportunity Fund business. In this capacity, Mr. Stevens is responsible for overall portfolio management, investment strategy, and capital deployment across a series of opportunistic real estate funds and separate accounts. He oversees the sourcing, structuring, and management of both debt and equity investments across all property sectors and throughout diverse markets across the United States. Mr. Stevens joined CrossHarbor in 2008, became Co-Portfolio Manager of CIP in 2021, and was named Portfolio Manager in 2025. Since joining the Firm in 2008, he has helped invest or co-manage the last five CIP funds, representing over $9 billion in total capitalization.

Over his 32 year career, he has developed deep relationships with a broad network of operating partners nationwide, which serve as a significant source of investment opportunities. Mr. Stevens’ investment philosophy seeks to consistently deliver exceptional returns while mitigating risk through sector and geographic diversification and financial structuring to protect investor capital.

Mr. Stevens joined CrossHarbor Capital Partners after 15 years at Bank of America and predecessor organizations, where he was a Managing Director responsible for investing subordinated debt and equity on behalf of TriSail Capital Corporation.

Mr. Stevens started his career in Fleet Bank’s Management Training Program and transitioned to real estate workouts after completion of the program. After three years in Fleet’s Managed Assets Division as a Vice President responsible for working out large, complex real estate transactions, Mr. Stevens joined Fleet’s National Real Estate Group where he provided senior mortgages to support the acquisition and development activities of some of the largest national property owners. In 2000, Mr. Stevens joined TriSail Capital Corporation, a wholly-owned subsidiary of Fleet Bank that invested subordinate debt and equity into opportunistic and high-yielding commercial real estate.

He obtained a Bachelor of Science degree in Finance from the University of Rhode Island and is a member of the University of Rhode Island Finance Advisory Board and ULI’s Green Multifamily Council.

Kevin Stone

Kevin Stone is a Director with CrossHarbor Capital Partners LLC, responsible for facilitating debt financing and managing lender relationships for CrossHarbor’s transactions and investment vehicles.

Prior to joining CrossHarbor, Mr. Stone was a Vice President with KeyBank Real Estate Capital. In his last role at KeyBank, Mr. Stone helped contribute $750MM in debt originations while acquiring new, and managing existing, client relationships. Since joining KeyBank in 2007, Mr. Stone amassed expansive real estate experience from his work across a wide variety of business units, such as healthcare real estate finance, real estate market research, and asset recovery.

Mr. Stone received a BA in Economics from Columbia University and an MBA from Harvard Business School. He serves on the Benjamin Franklin Institute of Technology Board of Trustees and the HomeStart Board of Directors, and he previously served as the President of Minds Matter of Cleveland. He is a Board Director of the Real Estate Finance Association (“REFA”), serving as the Co-Chair of REFA’s Mentor Program.

Hannah Tam

Ms. Turner began her career at PricewaterhouseCoopers in the Financial Markets advisory practice, specializing in valuation and advisory services for institutional real estate investors, REITs, and real estate private equity firms.

Ms. Turner holds both a Bachelor’s and Master’s degree in Accounting from the Isenberg School of Management at the University of Massachusetts Amherst. She also earned a Master’s in Real Estate from Harvard University and is a Certified Public Accountant.

Will Vander Weele

Will Vander Weele is an Analyst at CrossHarbor Capital Partners LLC and is responsible for assisting with the closing, monitoring and asset management of the firm’s debt funds. Prior to joining CrossHarbor, Mr. Vander Weele worked at Walton Street Capital where he supported the fund-level financial reporting of the firm’s equity funds. Mr. Vander Weele began his career at KPMG in Chicago working in their International Tax group.

Mr. Vander Weele received both his undergraduate and graduate degrees from the College of William & Mary in Accounting and is a Certified Public Accountant.

Ryan L. Westervelt

Director

Ryan Westervelt joined CrossHarbor Capital Partners LLC in 2017 and is currently a Director focusing on sourcing, evaluating, and structuring equity and debt investment opportunities for the firm’s various investment funds. Prior to joining CrossHarbor, Mr. Westervelt spent three years at PricewaterhouseCoopers in its Financial Markets advisory practice, where he advised private equity firms, sovereign wealth funds, REITs, and banks. Before that, Mr. Westervelt was President of a boutique Boston-based real estate brokerage firm, where he oversaw the execution of residential real estate transactions by a team of brokers and advisors.

Mr. Westervelt holds a B.S. in Management with concentrations in Finance and Accounting from Boston College, Wallace E. Carroll School of Management.

Courtney Williams

Chief Compliance Officer

Courtney Williams is a Chief Compliance Officer and Director of CrossHarbor Capital Partners LLC responsible for overseeing fund-level financial reporting and compliance matters. Ms. Williams joined the team in 2017, and has over 20 years of experience in real estate finance and accounting, including ten years as Vice President – Finance and Treasurer at Pyramid Advisors Limited Partnership, a national hotel management company based in Boston. In this role, she was responsible for the company’s financial closing process, all aspects of the property-level and corporate treasury function and maintaining relationships with owners, JV partners and lenders. Prior to Pyramid Advisors, she spent seven years on the accounting and finance team of Heritage Property Investment Trust, Inc., a publicly-traded shopping center REIT, where she was responsible for the financial closing process, implementing adequate internal controls and assisting with periodic reporting to the SEC.

Ms. Williams began her career with KPMG LLP in Boston. Ms. Williams received a bachelor’s degree in Economics-Accounting from The College of the Holy Cross and is a Certified Public Accountant in Massachusetts.

Alec Wilson

Alec Wilson is an Analyst on the investor relations and capital fundraising team at CrossHarbor Capital Partners LLC focusing on all institutional investment vehicles. Prior to joining CrossHarbor, Mr. Wilson was a Business Development Associate at America’s Growth Capital Partners, where he worked to source new business for the firm across the tech M&A landscape.

Mr. Wilson holds a Bachelor of Science degree in Economics from Colby College.

Tim Yang

Tax Senior Associate

Tim Yang is a Tax Senior Associate at CrossHarbor Capital Partners LLC and focuses primarily on assisting the tax compliance and planning process for the firm. Prior to joining CrossHarbor, Mr. Yang spent three years at Deloitte Tax LLP, where he specialized in tax compliance for large private equity clients and high net worth individuals. In his time at Deloitte, Mr. Yang especially focused on streamlining team-wide technology processes and developing staff and their skills.

Mr. Yang graduated from the University of Connecticut, where he received dual bachelor’s degrees in Accounting and Political Science.

Alen Yildizyan

Director

Alen Yildizyan joined CrossHarbor Capital Partners LLC in 2008 and is currently a Director of Asset Management.  He is responsible for overseeing a diverse portfolio of commercial real estate investments.

Prior to joining CrossHarbor, Mr. Yildizyan worked at Centro Properties Group, an Australian based public REIT, as a senior property accountant overseeing the financial reporting for a portfolio of retail shopping centers.  Previous to that, he worked at Beacon Capital Partners Management as a property accountant, working on a portfolio of Boston office buildings.

Mr. Yildizyan is a graduate of the University of Massachusetts Boston where he received a Bachelor of Science in Management with a concentration in Accounting and Finance.

Olivia Zhang

Director

Olivia Lingyun Zhang is a Director of Tax at CrossHarbor Capital Partners LLC and is responsible for the management and oversight of CrossHarbor's tax functions across all firm strategies.

Prior to joining CrossHarbor, Ms. Zhang was the Director of Tax at TA Realty LLC, a Boston based real estate investment management company. In her last role at TA Realty, Ms. Zhang established the tax function and implemented comprehensive tax policies and procedures from the aspects of compliance, structuring, transaction due diligence, fund raising, and investor services.  Prior to TA Realty, Ms. Zhang was a Senior Tax Manager at Deloitte, managing and overseeing various tax compliance and consulting client engagements in the industries of asset management and real estate. Prior to Deloitte, Ms. Zhang spent her early career at KPMG LLP in Boston and True Partners Consulting LLC in Chicago.

Ms. Zhang received a Bachelor of Science in International Accounting from Nankai University in China and a Master of Science in Accountancy from the University of Notre Dame. She is a Certified Public Accountant and a member of the AICPA.
